Please dial this number during business hours for routine questions and maintenance requests. For After Hour Emergencies such as no heat in Winter, a serious plumbing leak, an inoperable toilet when you have only one bathroom, no electricity or lockout service please call 747-7000. You will be prompted to press 1 to reach the emergency mailbox and a technician will be alerted.

Rules/Requirements:
Rent Payments - Rent is due on the 1st Day of every month. If rent is not received on or before the 5th, a $30.00 Administrative Late Charge will be assessed, regardless of weekends or holidays. On the 11th of each month, if rent and the late fee has not been received, the Eviction and/or Collection process will begin with our attorneys.
 

Non-Sufficient Funds Checks - There will be a $30.00 charge on all returned checks in addition to the administrative late charge. After two returned checks, you will be asked to pay all rental payments with a money order or certified check.
 

Lease Breaking Policy - If a resident, who is contracted under his/her 1st year lease at Willow Creek Crossing, breaks his/her lease, the following conditions apply: 1. the resident must give a 30 day notice in writing; 2. the resident owes rent until apartment is re-rented; 3. the resident owes as damages, a pro-rated reconditioning fee, based on the number of months left on the lease, for the re-preparation of the apartment; and 4. all security deposits are forfeited and any damages to the apartment will be charged accordingly.
 

Lease Cancellation Policy - If a resident has occupied an apartment for more than 1 year and is contracted under a renewal lease, the lease may be cancelled upon these following conditions: 1. the resident must give a 30 day notice in writing; 2. the resident owes rent for the 30 days; 3. the resident owes a lease cancellation fee, equal to one months rent; and 4. all security deposits are refundable less any damages to apartment.
 

Job Transfer Clause - A resident must have occupied the apartment for at least 6 months of their 1st years lease and completed 6 months of rental payments for this clause to become effective. The following conditions apply: 1. the resident must give a 45 day notice in writing before the date of transfer; 2. the resident must provide the office with a letter of verification, from the resident's employer, on company letterhead, stating the effective date of the transfer; and 4. all security deposits are forfeited, unless the transfer occurs at the expiration of the lease. Any damages to the apartment will be charged accordingly.

If a resident has occupied an apartment for more than 1 year and is contracted under a renewal lease, the above conditions still apply, but all security deposits are refundable less any damages to apartment.

 

Lockouts - When on-call maintenance personnel are called to let a resident into their apartment, a $15.00 charge will be assessed. You must have your resident I.D. card for verification of occupancy.
 

Storage of Personal Property - Patios, balconies or entry ways shall not be used for the storage of personal property on neither a temporary nor permanent basis. Patio furniture, potted plants, porch swings, and other items of furniture or accessories of similar nature are permitted. Per Fire Code, barbecue grills are permitted for ground floor apartments only. All such furnishings shall be in good repair, neat in appearance and in safe operating condition.
 

Antennas/Satellite Dishes - No radio antennas, television antennas, satellite dishes or wires may be placed on or about the property without Willow Creek Crossing's written approval.
 

Lock Changes - Willow Creek Crossing Provides a lock and two exterior door keys. The resident agrees that no additional locks will be placed on any doors of the apartment, nor shall the locks be changed without prior written permission. Locks must be changed by Willow Creek Crossing personnel with a $25.00 charge. If keys are purchased from Willow Creek Crossing they are $2.00.
 

Laundry - Willow Creek Crossing provides either a pay washer and dryer or furnishes one in the apartment. The resident agrees NOT to hang or place laundry on the exterior of any building or lawn.

Tennis Courts - Must be locked at all times. Leaseholders may check out a key.
 
Swimming Pools - For residents only. Two guests per apartment. Resident must accompany guest. You must be 14 years of age to swim without an adult. To ensure the safety & comfort of all our residents, please follow the rules and regulations issued by the state Dept. of Health & WCC.
